Run the arithmetic on a €120 nightly rate, 20 nights a month. Under the single-fee model at 15%, the platform takes roughly €360 a month. InTake is €99 a month, flat, whatever you book.

Airbnb’s terms restrict taking a booking off-platform while it is being arranged through Airbnb. Once a guest has stayed and you hold their details lawfully, contacting them directly is a normal business practice. Check your own local rules and Airbnb’s current terms.
